Spring Roof Maintenance and Checklist

The cold season can be damaging to the home and cause many problems with the roof. Therefore, spring is the best time for the annual roof maintenance, which is like visiting your doctor for the annual check-up: you may identify small problems early and act appropriately to prevent them from growing.

Older roofs are the most vulnerable, even when they appear to look just fine. However, no matter the age of your roof, you must never fall into a false sense of security and neglect performing regular maintenance.

Consider the checklist below that covers the basics, but do not attempt to do all the operations yourself. Climbing the roof requires skills and special protective equipment, so it is better to be left in the hands of specialists.

Exterior roof maintenance

  • Loose/ missing/ curled/ blistered/ split shingles
  • Exposed or loose nails
  • The ridge and hip lines of the roof
  • Flashing problems (missing caulk, rusty/ corroded metal etc.)
  • Broken seals
  • Debris and/or shingle granules in the gutters
  • Damaged or loose gutters
  • Damage and rot to the fascia board

 

Interior roof maintenance

  • The attic ventilation
  • Cracks and day light coming through
  • Signs of moisture and/or rot on the insulation material and the wooden structures
